-Bay Street (700): commercial renovation permit issued for upfit for Merrill Lynch office
-Carteret Street (500): former Bank of America building—1.14 acres; +75 parking spaces; 18,000 SF building; City of Beaufort has purchased land/parking and leased the building
-Carteret Street (509): J.H. Hiers Construction Company, 1600 SF office, renovation of vacant and threatened historic structure (Von Harten bldg.)—under construction
-Carteret Street (805): USCB Center for the Art, funding recommended/renovations on PAC started
-West Street (209): 209-West Street Farms, 3 commercial suites. 3 apts., 1 penthouse— planning & approval stage
-West Street: drainage project out for bid, bids closed 2/5/16
-Day Dock—engineering, design and permitting stage (permits expected by spring 2016)
-Transient Dock—bids closed January 29, 2022
-Parking Garage—pre-planning stage, RFQ issued November 10, 2015, bids rec’d December 18, 2015. Parking Garage Committee (Jon Verity, David Cargile, Tony Royal, Linda Roper, Kathy Todd) meeting mid-February.
-Waterfront Park / Phase 2 & 3 stabilization—applying for FEMA mitigation funds for damage from flood tides, including engineering and inspection of underpinning
-Waterfront Park / Marina Redevelopment—planning stage

-North Street (1601): commercial renovation permit issued (former Koth’s Store); no tenant yet.
BOUNDARY STREET EAST
-Boundary Street Corridor Project: 2 year project in progress.
-Boundary Street (1100): Bridges Preparatory School, 35,000 SF additions; 2 story addition on front, small addition on rear to accommodate grades K-8; received conceptual approval with comments to be addressed before next submittal; issues with SC-DOT and pick-up/drop-off plans; traffic study due at next submittal
-Boundary Street (1216): Renovation permit issued for pizza restaurant in former Cricket Store—under construction.
BOUNDARY STREET WEST
-Boundary Street (1816): Christensen-Khalil Surveyors has moved out. Circle of Hope Ministries has purchased the building and is renovating it for a homeless day-center.
-Boundary Street (2001): Joe Love’s Lobster moving into restaurant next to Quality Inn, former Burlaps/Fried Green Tomatoes/others; renovation permit issued.
-Boundary Street (2005): Wayback Burgers, 1600 SF restaurant—under construction
-Boundary Street (2045): Red Rooster Restaurant moving into former Olive Garden & Red Lobster building
-Boundary Street (2227): Springhill Suites—111 room hotel; 76,304 SF, 2.05 acre site has been approved to replace existing Econo Lodge
-Boundary Street (2200s): Battery Creek Park—in planning stage; Open Land Trust has acquired the United Way Building; City of Beaufort has contract on the Sea Eagle Seafood Market; Beaufort County is working on a contract for the Huddle House and former Burton Fire Station. To be determined: Wendy’s property and Gas Station property.
-Greenlawn Street: Streetscape—planning approved—on hold until 2016/2017
-Greenlawn Street: 137 units, multi-family housing/apartments—mid-planning stage
NORTHWEST QUADRANT / DIXON VILLAGE
-Bladen Street (700 block): Beaufort County Black Chamber of Commerce Center, 15,000 SF, 3 story commercial building; officers, business incubator, commercial kitchen, conference area, art gallery & museum—under construction
-Duke Street (1107): Single-family residence (new), 1285 SF+329 SF porches; 2 stories—planning stage, rec’d HRB approval with conditions; building permit issued, under construction
-Wilmington Street (905 & 905 ½)—2 vacant & abandoned houses have been approved by HRB for renovation (alterations & additions) and Bailey Bill; permit not yet requested
OLD COMMONS
-North Street (804): Renovation of former vacant property, approved for Bailey Bill; includes demolition of post 1958 rear addition, new rear addition, reconstruction of front porch—under construction
-Washington Street (804): Short term rental request tabled until February by ZBOA
PIGEON POINT / HIGGINSONVILLE
-Charlesfort Street (904): single family residence (new) permit issued.
-Lafayette Street: Single family housing, 6 houses—under construction, stormwater issues. One house completed and occupied, 2 completed & for sale; 3 have not started. Some conceptual work has been done by Ward Edwards Engineers to find a suitable outfall for drainage; other decisions still pending per contract and cost.
-Wilson Drive (2105): single family residence (new) permit issued.
THE POINT
-Hancock Street: drainage project bids were due 2/5/16.
-New Street (606): new single family residence & garage with accessory unit above on vacant lot; final approval by HRB in January 2016
-Prince Street (505): new 1 ½ story, 1816 SF (+347 porches) single family residence; final approval by HRB in January 2016
WET END / MOSSY OAKS / RIBAUT ROAD
-Allison Road: Sidewalk and streetscape, waiting for DOT approval of lane widths (TEA Grant rec’d)—on hold
-Battery Creek Stormwater Retrofit Project: out for bid, bids due 2/19/16.

-North Street, East-West Development: City Walk Single Family Housing, 49 houses—$340,000- $475,000 range—under construction; final plat (for recording) approved.
-Ribaut Road (771): Single-family residence (new), 2584 SF; former house has been demolished; cottage and garage stayed—under construction
-Southside Blvd.: Sidewalk and Drainage, north side from Ribaut Road to Battery Creek Road— bids due 2/19/16.
-Southside Blvd.: Southside Park, dog park under construction, tree farm under development, walking trail—plan approved
-Spanish Moss Trail—Phases 1, 2, 3, 4 completed

-Hazel Farm Road (61): Sea Pointe Apartments, 56 units; affordable housing tax credit project— under construction
-Sea Island Parkway/Airport Circle: Island Shops, Walmart at 149,387 SF, plus 2 retail buildings at 32,750 SF—site plan approved, planning stage for buildings
-Sea Island Parkway (93): Meridian Assisted Living Facility (behind Hampton Village)—50,000 SF, 88 beds—rec’d final approval with conditions
-Sea Island Parkway (163): Harris Teeter— old Publix, 53,000 to 60,000 SF grocery, gas pumps— planning stage
-Sea Island Parkway: Request for annexation and new Taco Bell site across from Walmart site

-Parris Island Gateway at County Shed Road—Home2 by Hilton, 62,000 SF, 107 room hotel with outdoor pool, 2.15 acre site, rec’d preliminary approval from DRB; new site plan includes second hotel in the future and access from U.S. Hwy 21.
-Trask Parkway (3462) at Roseida Road—Parker’s Convenience Store, 4,225 SF convenience store/gas station, late planning stage, rec’d design approval, working on brownfield issues before construction drawings & permitting
-Laurel Bay Road (90): Miniwarehouse renovation certificate of completion issued (1/16)

-City-Owned property that is unused and/or unneeded has been appraised and is being offered for sale; bids reviewed 2/9/16.
